Welcome to DLM Architects
Architecture that belongs
DLM is a Guernsey-based chartered architecture practice, specialising in modern homes that blend natural aesthetics with practical design.
We understand that a building is so much more than a physical structure. Our work is high quality, sustainable and innovative, and our buildings belong in their environments and in our clients’ lives. We care about what we design and about the people we’re creating for.
Questions we are often asked
We don’t believe that architecture should be a secret practice and are always keen to shed more light on what we do and how we do it. Here’s what a lot of clients want to know:
Architects blend creativity with technical expertise to design spaces that are not only functional but also beautiful and innovative.
We work closely with our clients to understand their vision, develop initial concepts, and produce detailed plans. We ensure our designs and specifications comply with all relevant regulations, while coordinating with engineers, contractors, and other specialists to ensure the project is viable. Additionally, we oversee the construction process and manage the appropriate building contract to ensure the project runs smoothly and meets all expectations.
See our Process Page for more information about our works stages and how DLM delivers high-quality work.We take on projects that inspire us and where we believe we can make a meaningful impact.
The majority of our work is residential — specialising in contemporary new-build homes, extensions and renovations. We aim to understand each client's unique vision, looking beyond basic design and layouts to fulfil every detail to perfection.
Our portfolio includes residential and commercial development, office fit-outs, and restaurant and bar designs.
The cost of construction can vary significantly, with the final price determined by factors including the design, site conditions, location, accessibility, procurement method, level of craftsmanship, finishes, and materials used. While other agents and architects my suggest lower costs, the rate we are seeing on island range from £4,000 to £7,000 per m².
Once we have a clearer understanding of your project, we can provide a realistic budget estimate and recommend an independent quantity surveyor who specialises in preparing detailed cost plans at various stages of design development.
We offer a fixed fee for each stage of the project, ensuring you can accurately budget for professional services without unexpected costs. From the beginning, we provide clear and realistic advice to help prevent client disappointment and avoid unnecessary design fees.
For a full-service approach covering all RIBA work stages, architectural fees typically range from 8% to 10% of the construction cost.
The time required for each project will vary, depending on factors such as design complexity, the scale of the build, procurement method, and potential site restrictions. There’s a lot to think about before committing to a build.
As a general guide, for a new-build home, you can expect around a year to complete the design and project documentation, followed by an additional 12-18 months for construction before you can move in.
During our initial consultation, we’ll discuss estimated timelines for your project and consider any factors that may influence the schedule.
Yes, our standard services can be enhanced additional in-house expertise. We believe architects have a responsibility to design buildings with the smallest possible carbon footprint. Throughout the design process, we carefully consider all factors—from the materials we choose and their sources to the technologies that can be integrated to reduce energy consumption and enhance self-sufficiency.
By embedding sustainability into every aspect of our work, we are proud to deliver well-designed, low-carbon, and low-maintenance buildings that are built for the future.

Yes we do. We are always excited to be involved in ambitious projects where we can make a meaningful impact. While most of our current work is based in Guernsey, we have also completed projects throughout the Channel Islands, the UK, and beyond.
Several factors determine whether a plot is suitable for a particular project. We’re happy to attend viewings of potential properties and provide advice on your options before making a purchase. If you already own a site, we can assess the viability of your plans in relation to the relevant planning policies in the Island Development Plan.
